The tenant improvement project encompassed 66,000 SF with an exterior upgrade. Project consisted of a complete demo down to the shell of the building. The roof top units and the fire sprinkler system were reused and modified. The renovation spaces included bundled offices and conference rooms mixed in with open office space with a recreation/ break room. The open office space housed multiple workstations that had exposed ceilings with a cloud system above and a sound masking system to help control the noise. There are many special finishes including acoustical sound baffles, cloud ceiling systems, large amount of aluminum frames and glazing, and many unique light fixtures. The exterior work for this project included a remodel of a 17,000 SF courtyard and front entrance. The exterior remodel consisted of installing new storm drain lines, a pergola structure with integral color changing LED lights, new canopies with composite material metal panel, decorative masonry wall and fence, modern landscaping, entrance fins, and color changing exterior signage.
